Fair Oaks is the smallest place covered here — 32,514 people at the 2020 census across under 10.88 square miles — and it is an unincorporated community rather than a city. Fair Oaks Village, the old center, is the part most people picture, along with the free-roaming chickens that have become the area's unofficial mascot.
Like neighboring Carmichael, it is heavily wooded, and the same shade considerations apply: slower fading on canopied elevations, and more mildew and algae growth on walls that stay damp. We’re in Rancho Cordova and hired GP Sacramento for an interior repaint. Fernando painted the main living areas in a warm white and chose a low-sheen finish that helped soften the appearance of the wall texture. The living room now feels clean, calm, and refreshed.

Erik did a really nice job painting our ceiling and beams. Even though there are a lot of angles up there, everything came out clean and even, especially around the fan. He showed up on time, took his time with the details, and kept the area neat while he worked. We also added a few doors after he started, and he was totally flexible about it.
